How to read these figures

The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It covers all homes, not only those that sold, so it moves slowly. It is the best single number for “what is a typical Charleston home worth.”

Median sale price is the middle price of homes that actually sold that month, and it jumps around: Zillow’s figure for Charleston was $537,500 in February 2026 and $620,000 in June and July. Read the trend over several months, not one.

Days to pending counts the days from listing to an accepted offer. Zillow does not publish it for the city alone, so the table uses the Charleston metro area.

The FHFA House Price Index tracks repeat sales of the same homes with mortgages backed by Fannie Mae and Freddie Mac. The closest FHFA area is the Charleston-North Charleston metro. It measures change, not price.

The Census Bureau’s 2020-2024 American Community Survey puts the median value of owner-occupied homes in Charleston at $509,700 and the median gross rent at $1,722. That survey asks owners what they think their home is worth and averages five years, so it runs below current market figures.

Method

Zillow figures come directly from Zillow’s public files for the row “Charleston, SC” (Charleston County) and the matching county and neighbor rows. Year-over-year changes compare the same month a year earlier. FHFA changes compare the second quarter of 2026 with the second quarter of 2025. We do not adjust, forecast or blend these figures.
